This role is ideal for an experienced professional with a strong background in multifamily construction, project budgeting, subcontractor management, and quality control.

As a Project Manager - Capex, you will be responsible for managing multiple projects, ensuring compliance with contract terms, maintaining schedules, and delivering high-quality results. This position requires strong leadership, problem-solving skills, and the ability to handle large-scale projects efficiently.

Key Responsibilities

  • Manage multiple small and large-scale capital expenditure projects, ensuring efficiency, quality, and cost-effectiveness.
  • Conduct job walks to gather project details for accurate proposals and cost estimates.
  • Estimate and establish project budgets and contract pricing.
  • Negotiate cost-effective contracts with subcontractors and suppliers.
  • Develop and implement job procedures and manage material deliveries.
  • Maintain strict adherence to project schedules to meet deadlines.
  • Build and maintain strong relationships with owners, managers, and subcontractors.
  • Ensure compliance with all contract terms and project specifications.
  • Prepare and issue subcontract bid packages and negotiate agreements.
  • Assist with business development efforts to drive company growth.
  • Conduct quality control inspections to ensure the integrity and excellence of completed projects.
  • Support estimating staff by providing bid expertise.
  • Complete job close-out procedures efficiently.
  • Conduct punch list walkthroughs and oversee work-in-progress evaluations.
  • Ensure overall quality control of assigned projects.

Qualifications & Skills

  • Proven experience as a Project Manager overseeing multifamily construction projects valued at $1M+.
  • Experience in estimating, budgeting, and quantity take-off is highly desirable.
  • Strong understanding of all scopes of work in multifamily construction projects.
  • Excellent verbal and written communication skills to coordinate with stakeholders.
  • Strong organizational skills and ability to manage multiple tasks efficiently.
  • Effective time management skills with a track record of meeting deadlines.
  • Strong analytical and problem-solving abilities.
  • Strong leadership and supervisory skills.
  • Ability to prioritize tasks and delegate responsibilities effectively.
  • Must be able to lift up to 15 pounds as needed.
  • Willingness to travel up to 50% of the time for site visits and project oversight.
