Monarch Investment and Management Group is looking for an experienced Property Manager to join our team at the Earl Apartments in Gainesville. The Earl is named after Gainesville native Thomas Earl Petty and adjacent to the Oaks Mall and HCA North Florida Hospital. We are offering up to $80k/yrs, bonuses, and great benefits including Medical Insurance, 2 weeks Paid Time off, and 9 paid holidays.

Monarch Investment & Management Group has been actively involved in commercial real estate investment since 1992. We currently manage 80,000 apartment units in 26 states, making us the 10th largest multifamily owner in the country per NMHC (2025). In addition, Monarch's ownership also operates Monarch Ski Area near Salida, CO.

Compensation and Benefits Available:

  • $80,000 to $85,000/Year!
  • Up to $4,800 in yearly bonus potential!

Essential Job Duties and Responsibilities:

  • Operates the property within the financial guidelines (The Budget)
  • Makes recommendations to increase income, decrease expenses and grow net operating income
  • Ensures property is leased at or above market occupancy and rent levels based on guidelines
  • Ensures all property marketing is current, accurate, relevant and at its greatest effect
  • Directs activities of all on-site personnel and maintains a great working environment for all
  • Process all invoices generated by the property and insure they are paid in a timely manner
  • Post, collect, track and manage delinquency of rental and other income
  • Responsible for building and maintaining a community of residents through resident relations
  • Ensure desired tenant renewals are being captured at the highest rate possible

Knowledge, Skills and Experience required:

  • Property Manager experience with 200 + units
  • Must have 5+ Years' of property manager experience in multi-family housing
  • Must have excellent computer skills and be able to navigate industry software
  • Have excellent verbal and written communication English (bilingual Spanish a plus)

This role requires pre-employment screenings that include a criminal background check, drug screening, and a credit review.
