Job Overview

Under the direction of the HVAC Technician and Property Management Supervisors will install, service, maintain, troubleshoot and repair heating, ventilation and air conditioning systems and equipment; diagnose malfunctions and determine repair needs; inspect and perform tests on systems and equipment to identify defective parts and assure proper functioning; service and repair evaporative coolers, furnaces, boilers, chillers, cooling towers, walk in coolers/freezers, and ice machines; check and replace thermocouples and pilot generators.

Essential Functions

Install, adjust, replace, and repair various HVAC parts such as valves, fans, motors, gaskets, filters, relays, solenoids, contactors, louvers, belts, fuses, sensors, coils, condensers, compressors, controls, thermostats, timers, switches, gauges, tubing, pressure regulators, pumps, pipes, safety valves and automatic gas valves; cut, bend and join tubing and pipes.

Adjust, repair and replace ducting and air conditioning systems; repair leaks and replenish refrigerants as needed; service heating systems according to established guidelines; light pilots; clean out vents; inspect, maintain, operate and repair pneumatic and electrical thermostats and control systems.

Operate refrigerant recovery units and store in certified containers in accordance with Environmental Protection Agency regulations; record refrigerant usage.

Operate and maintain specialized equipment including pumps, gauges, brazing, welding, and soldering equipment, drills, saws, meters an d a variety of hand and power tools; drive a vehicle to conduct work.

Monitor energy efficiency management; diagnose malfunctions and make proper changes in Energy Management System to return units to operation.

Estimate labor, material, and equipment needed for assigned projects; monitor inventory levels of materials and equipment; contact vendors for quotes, prices, and availability of materials and supplies; order materials and equipment as needed.

Plan, organize, and lay out assigned tasks; interpret electrical and mechanical plans, diagrams, blue prints, sketches and specifications; work from verbal and written instructions and work orders.

Schedule and conduct semi-annual and annual preventative maintenance on heating, ventilation, and air conditioning systems and equipment to include replacing filters, belts, coil cleaning, lubrication, and overall proper function of systems and equipment.

Communicate with other maintenance staff, Count y personnel, vendors, and outside agencies to exchange information and resolve issues or concerns.

Maintain various records related to work orders, inventory, and assigned work.

Maintain work areas in a safe, clean and orderly condition and comply with all OSHA, State, Federal and Environmental safety standards and regulations.

Assist other maintenance personnel with projects in various skilled trades as assigned.

Supervises and trains others within the County with installations and repairs of Mechanical components, systems, including trouble shooting and repairs.

Maintains an adequate inventory of supplies, materials, tools, and equipment to accomplish work assignments.

Assists other trades when necessary with maintenance and repairs including snow removal and maintenance for County properties as needed.

Responds to emergency situations during non-regular work hours.

Assists in other construction and remodel projects o f County properties.

Education/Experience

Education: High School Diploma or equivalent.

Certifications: RMGA (Rocky Mountain Gas Association) Certification; EPA - Refrigeration Certification preferred.

Experience: Three (3) years of diversified experience in building mechanical maintenance activities preferred or any equivalent combination of education and experience.

Knowledge, Skills, And Abilities (ksa)

Knowledge: Need to be confident in approved Mechanical and field practices. Must Practice proper safety procedures common to Mechanical installations and maintenance including the utilization of proper PPE while performing the work. Must know and follow Local, State and Federal laws governing the installation and operation of Mechanical and Refrigeration systems.

Abilities: Ability to lead and organize the work of others. Ability to read, interpret, and work from sketches, diagrams, and blueprints. Ability to make cost estimates of time and materials. Ability to prepare and maintain routine records. Ability to communicate effectively verbally and in writing. Ability to perform moderately strenuous manual labor for extended periods of time. Ability to make decisions and work independently, as well as working with other individuals as a team. Ability to establish and maintain effective working relationships with employees, other departments, and the general public. Abi lity to prepare accurate and complete records and documents on all work performed each day.

Your Special Qualifications

Must possess a valid Driver's License issued by the State of Utah and have ability to operate a vehicle and have a good driving record.

Must receive a verified negative test result on a mandatory drug test before starting in this position and will be subject to random alcohol and drug testing. May be subject to post accident and reasonable suspicion alcohol and drug testing. .

Must be on call 24 hours a day; must have a telephone. Must be adaptable to changing work hours as shift hours may be varied. Working days would include weekends, and holidays; and working hours could include early mornings and late nights.

Employees may be required to be on call for holiday and weekend checks.

Due to the nature of this position, the successful candidate may be required to complete a pre-employment background check prior to starting the position.

Physical Demands

Must have good physical fitness and sense of balance. This position requires you to be on your feet all day, work at high elevations and lift objects overhead.
