Job Summary

Manage all phases of the operation of an apartment community including, but not limited to, the general administration and maintenance; to direct and control all personnel and resources to the end that the community is maintained at all times in good physical condition with a stabilized fiscal operation according to Legacy standards and specific owner directives. Have complete and full responsibility for property PandL. Perform work of subordinates as needed. Supervise up to one office employee.

This is an on-site position that reports to the Regional Property Manager. This position requires working Monday through Friday, with availability for on-call emergencies.

Key Responsibilities

  • Team Management- Hire, train, supervise, and evaluate employees. Conduct performance reviews, set goals, and manage schedules.
  • Operations and Compliance- Ensure adherence to company policies, fair housing laws, rent collection, leasing, and property maintenance.
  • Financial Oversight- Manage property budget, expenses, payroll, and leasing performance. Monitor collections and approve financial reports.
  • Marketing and Leasing- Work with the Marketing Department to maximize occupancy through advertising, outreach, and social media management.
  • Resident and Owner Relations- Address resident concerns, oversee move-ins/move-outs, and maintain high customer satisfaction.
  • Safety and Inspections- Conduct regular property inspections and safety meetings to ensure compliance with company and owner standards.
  • Reporting and Performance Tracking- Prepare reports on budgets, occupancy, market trends, and operational performance.

Additional Compensation

Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

Inadditionto the base salary, this role may be eligible toparticipateina bi-weekly, monthly, quarterly, orannual bonus program based onindividual and company performance.

Paid Sick Leave- 1 hour accrued per 30 hours worked (max 120 hours).

Vacation Time- Accrued based on hours worked (up to 120 hours in the first five years), with additional accrual over time.
